Instead of just another performing arts venue, which is always of marginal value, how about a benefactor purchasing it and giving it to the University of Pennsylvania?

The theater itself could be used for University events. The restoration and maintenance of the theater could be a management project for students. Art and design students could use the theater as a living model for restoration. How about it?
